More and more local planning authorities in the United Kingdom require an energy audit must be submitted as part of a planning application. This is often accompanied by an obligation to provide a reduction in carbon emissions from energy use by building production onsite energy using technologies with low or zero carbon (often referred to as renewable energy technologies). Determine the energy target representation

The first step is to define effectiveness building energy in terms of carbon emissions will be achieved. Part L of building regulations introduced two terms that are used in determining the energy performance of a building. These are emission targets Rate (TER) and Dwelling Emission Rate (DER). These two values are determined using the calculations of SAP which is made available by the government. Section L building regulations require that DER does not exceed ter.

Improving energy performance the building envelope

The first step to consider is to improve the energy performance of buildings. It is expressed by the U-value of various building elements (roof, walls, ground floor, windows and doors). Significant reductions can be achieved specifying the appropriate roof insulation, wall insulation and energy efficient Windows. Other measures that improve energy performance of building materials are the airtightness of the building characteristics and ventilation. The type of fuel to be used also has a significant impact on carbon emissions from the building. The emission factor for different types of fuel is very different. Electricity, for example, has much more carbon per unit energy than natural gas. Clearly, the use of electricity for space heating has a significantly adverse effect on carbon emissions from home.

Consider additional energy savings

There are a series of energy saving additional may be implemented. The effect of the majority of these additional measures influences the behavior of people living in the apartment. The actual energy savings can not be quantified, but these measures are thought to be useful anyway. Measures to be considered are:

  • Provision of drying space
  • Providing energy to the label white goods
  • Energy efficient lighting internal and external
  • Provision of cycle storage
  • Provision of office home

An estimate of energy performance

Including an indication of carbon emissions expected in the energy balance is important for two reasons. Firstly it can be a component of the concluding statement of energy. Secondly, when the planning authority requires a certain percentage of total emissions to be reduced by producing on-site energy by renewable energy technologies, carbon emissions should serve as a starting point for consideration of renewable energy technologies. Sometimes reference is made to a toolbox that was published in 2004: "Integrating renewable energy into new developments: Toolkit for planners, developers and consultants. "Baseline data in the toolkit are dated and based on existing shares and therefore likely overestimates the energy consumption for any particular new building. We recommend using calculations real that are appropriate for the building. This should be done via SAP calculations. Even if at the application stage of planning the detailed design has not yet been completed, a good estimate of the value of parameters in the SAP calculations can be made. Consider low or zero carbon technologies

For the development of major projects there are many potential low or no viable low carbon technologies or renewable energy technologies available.
